Condition

• Pre-owned and has been previously installed.
• Excellent/ very clean condition both sides.
• On top of the window sash some of the paint has started flaking away, however this can easily be touched up or repainted. See in photos.
• Some of the beading is also cut a little short (millimeters) so there are tiny gaps and is rough on the edges.

Security

• 4 point locking system making it very secure.
• There are no keys for the window, but can still be locked shut from the inside. You can order a new handle/s online for £5 posted which would come with keys.

Opening

• Externally opening windows – see photos.

Glazing

• There is no glazing with this item but we can order it in at a cost of £150 total inc VAT, this will take 7-10 days to be delivered to us.
• Glass would be of the highest quality: 28mm toughened, Low E, Pilkington KS, Argon Gas filled with a ‘U Value’ of 1.2 or less.
• Glass will pass building regulations.

Colour

• The colour externally and internally is Grey with sensation paint, with a matching frame either side.
